NO Monthly Payments for 24-month term
NO Credit requirement
NO Prepayment penalty
NO Closing costs
For Purchases, Rehabs, New Construction & Development
*multiple projects may be combined to meet the $2.5M minimum funding amount
Client must bring 10% down (is fully returned at the time of funding)
Loan principal plus 6% simple interest must be repaid within 24 months
Investor retains minimum 20% JV equity/profit share for length of term
Project can be located anywhere in Canada or USA
International projects considered (case-by-case)
Non real estate-based projects considered (case-by-case)
If project is real estate-based, the property must be non owner-occupied
Funding process takes 90 days
At the time of funding, client receives 100% of requested funds plus their 10% back
(Effectively, client ends up putting in $0)
Client must be an LLC or other corporate entity
Client must show viable exit strategy and project must show profitability
